BOOK A ROOM Thank you for visiting our website and considering The Tin Brook for your accommodations. Before making your reservations please read my Inns Policies. Reservations

• You will need a valid credit card to book and hold your room

• You will need to provide a valid billing zip code to book and hold your room

• When booking your room please provide a mobile phone number that you will be traveling with. Since we do not have a traditional "front desk" like hotels offer we will need to communicate by phone

• PLEASE DO NOT PROVIDE A TRADITIONAL LAND LINE PHONE NUMBER WHEN RESERVING YOUR ROOM

Check-in and Check-out

• When making your reservation online or by phone please give an approximate arrival time

• Check-in is between 2 p.m. and 11 p.m. Once you are checked in you can come and go as you please.

• Check-Out is 11 a.m. Late check-out is available with prior approval - fees may apply

Breakfast

Breakfast is served in the gift shop dinning room between 8am and 10am Room Policies

• ?We  can not  accommodate children of any age

• We  can not  accommodate any type of pet or animal or "Therapy Animals"

• We  can not  provide roll-a-way beds, sleeping bags or air mattress in any gust room. 

• We have a strict "heads in beds" policy

• The Tin Brook is a non-smoking Bed & Breakfast. 

• No smoking  is allowed anywhere on the property

• No burning of any type in any room. This includes candles, incense or Marijuana or anything else

• No firearms or weapons of any type are allowed on the property. The only exemption is for "on the job" law enforcement officers. 

Cancellation Policy & Room Rates

• If you cancel your reservation with-in 48 hours of 2pm on your check-in date you are responsible for the entire reservation cost including taxes

• If you cancel your reservation 48 hours or more of your check-in date there is no fee. 

• The standard rate for a guest room Monday - Thursday is $150.00 per night plus state and local tax

• The standard rate for a guest room Friday, Saturday or Sunday is $175.00 per night plus state and local tax

• The Standard Rate for a guest room on Holidays, Holiday Weekends and local special events is $200 per night plus state and local tax

• During the months of May thru November there is a two night minimum stay requirement on Friday and Saturday nights. There is a two night minimum stay requirement on all holidays as well
